At an early stage of the wider masterplan’s evolution, an opportunity was recognised to incorporate the adjacent St John’s Primary School into the broader regeneration.

To realise this opportunity to create a heart for the community, Ealing Council’s housing and education departments, the development team and Conran and Partners proposed a land swap that saw the existing school, which was built in the 1970s, remain open while the new one was constructed and prepared for staff and pupils to move into.

The architectural design itself creates a strong street form and conveys a mature learning environment while giving the new school a distinct identity.

The design approach beyond the facade follows a more domestic narrative that blends familiarity and innovation to encourage an active and comfortable learning environment. It combines traditional materials and forms – such as the twin pitched roof used for the brick-clad school building – with many fresh concepts, including a roof terrace, pop-out windows and a sculptural copper facade.

Natural materials have been selected throughout, from pre-oxidised copper to weathered buff brick, providing robustness that will stand the test of time as well as tactile warmth.

The new school has provided sufficient space to allow for future expansion of pupil numbers, whilst the plan of the building helps to shelter hidden playgrounds at ground and rooftop levels as well as create garden spaces for outdoor play and learning.

Utilising adjacent regeneration land allowed the school to remain open and pupils to move seamlessly into their new school. The redundant buildings are making way for 92 new homes which has enabled funding for the school’s development.

The new school has increased pupil capacity from 420 to 630, which includes the addition of a new year group and a nursery with up to 100 places.
