The site, which has been derelict and under-developed for decades, sits at the end of the listed Preston Park and at the convergence of roads and the railway which form a gateway to central Brighton. The valley location is a distinct area and destination within the city, defined by the vast civic park, surrounding Victorian villas and ancient Elm trees. The building form and palette of materials, including glazed terracotta tiles, draws on this local vernacular to create a contemporary landmark on this significant development site for Brighton.

The proposal is a housing-led mixed-use scheme, with 229 residential flats to help meet the considerable housing need identified by the council, integrated with a workspace hub at street level targeted at Brighton’s thriving digital sector and start-up enterprises.
 
Landscaping and new tree planting to the street restores the tired public realm along the road. Landscaped courtyards and roof terraces offer sunny amenity spaces for residents of the development. The project seeks to set the standard and become a catalyst for identified future development sites along Preston Road, improving Preston Park and utilising the wonderful aspect and amenity it offers.
